I
On Our Practice

“A 1031 exchange is not a transaction. It is a quiet act of preservation — a bridge between what one has built and what one intends to build next.”

Founded in 2018 by former institutional brokers and tax counsel, Freedom Exchange Group provides Qualified Intermediary services across forty-seven states. Our forward exchanges carry no fee — a deliberate inversion of the industry, made possible by our segregated escrow model.

We do not advertise broadly. Our practice is referral-led, our specialists are dedicated to a small book of clients, and every exchange is treated as a singular event in the arc of an investor's portfolio.

III
The Process

Three movements, orchestrated quietly over the regulatory window.

A Single Practice

“Every exchange a deliberate act.”

i.
Day 0

Engagement & Submission

A confidential intake call with a dedicated specialist. Documents prepared, escrow arranged, and the exchange formally established within twenty-four hours.

ii.
Days 1 — 45

Identification Window

Proceeds rest in segregated, FDIC-insured escrow. Replacement candidates identified under §1031, with continuous counsel from your specialist.

iii.
Days 46 — 180

Closing & Conclusion

Replacement property acquired and the exchange concluded. Documentation archived, IRS Form 8824 prepared for your accountant, gain successfully deferred.

A Quiet Promise

“We earn interest on the escrow, so our clients pay nothing. The arrangement has remained unchanged since the day we opened.”

M. Vance, Founding Partner

Client Voices

In the words of those we serve.

The arrangement is what one hopes for and rarely finds — quiet competence, no ceremony, and a result that simply arrives.

Six exchanges in two years. Each closed with the same calm precision. I no longer consider another intermediary.

They earned the interest. We kept the gain. A fair trade, executed without theatre.
